Enhaus is a DBA (Doing Business As) trade name operated by MicroManaged LLC, a limited liability company. All services, platforms, software, and digital products offered under the Enhaus brand are owned and operated by MicroManaged LLC.
By accessing or using the Enhaus platform — including creating listings, scanning QR codes, submitting contact information, or interacting with any feature — you agree to be bound by these Terms of Service. If you do not agree, do not use the platform.
Enhaus is a technology platform designed to assist real estate agents in marketing properties through digital brochures, QR code generation, AI-powered property information, and lead capture. Enhaus is not a licensed real estate brokerage and does not provide real estate, legal, financial, or investment advice of any kind.
This platform uses smart technology to generate property summaries, market analyses, school district information, permit history, neighborhood data, and objection-handling scripts. All generated content is provided for informational purposes only and may be inaccurate, incomplete, or outdated. MicroManaged LLC makes no representations or warranties regarding the accuracy, reliability, or fitness of any generated content for any particular purpose.
Users and buyers should independently verify all property information, including but not limited to: school ratings, permit records, zoning classifications, flood zone designations, HOA status, taxes, and comparable sales data, through appropriate licensed professionals and official government sources.
Access to AI-powered features — including but not limited to property summaries and reports, market and neighborhood analysis, the AI property chat assistant, room redesign, landscape/outdoor design, light simulation, social media reel generation, and any other generative or automated tools (collectively, "AI Features") — is provided subject to fair and reasonable use limits. These features are computationally expensive, and access is intended for ordinary, good-faith real estate marketing use.
MicroManaged LLC may set, modify, meter, throttle, or enforce usage limits on AI Features at any time, including per-listing caps, per-visitor caps, per-account or per-team caps, daily or monthly volume limits, rate limits, and concurrency limits. Current examples of such limits include caps on the number of room or landscape redesigns available per open house visit. These limits may change without notice and may differ by plan.
You agree that you and any buyers, visitors, agents, or team members using your listings will not: (a) use AI Features in an automated, scripted, bulk, or programmatic manner; (b) attempt to circumvent, reset, or evade usage limits; (c) resell, redistribute, or provide AI Features or their output as a standalone service; (d) use AI Features to generate content that is unlawful, infringing, defamatory, discriminatory, deceptive, or that violates fair housing, advertising, intellectual property, or privacy laws; (e) upload photos or content you do not have the right to use; or (f) use AI Features to misrepresent the actual condition, features, or characteristics of a property.
All AI-generated visuals (including redesigns, staging, and landscape renderings) are conceptual illustrations only, do not depict the actual or current state of any property, and must not be presented to buyers as real, as-built, or as included in a sale. MicroManaged LLC may suspend, limit, or revoke access to any or all AI Features for usage that is excessive, abusive, automated, or inconsistent with these terms, with or without notice.
When a prospective buyer submits contact information through an Enhaus property page, that information is collected on behalf of the real estate agent or listing representative who created or paid for the property listing.
Enhaus does not independently market to buyers based on submitted lead information. By submitting contact information on an Enhaus property page, buyers acknowledge that their information will be provided to the listing agent or listing representative associated with that property.
Buyers may upload photos to use AI-powered room redesign, outdoor design, or related visual tools. Uploaded and generated images may be temporarily displayed in a photo folder experience for open house use. Photo folders are intended to remain active for approximately 24 hours.
Buyers may choose to email these photos to themselves. By requesting email delivery, buyers consent to sharing their submitted email address, name if provided, uploaded images, generated images, and related property interaction with the listing agent or listing representative for follow-up about the property. Enhaus does not sell this information to unrelated advertisers or data brokers.
Agents using Enhaus are solely responsible for the accuracy of listing information they enter, including pricing, property details, photos, and documents. Agents are also responsible for their use of buyer lead information received through the platform and must comply with all applicable privacy, real estate licensing, MLS, fair housing, advertising, and other federal, state, or local laws. MicroManaged LLC is not responsible for any misrepresentations made by agents through the platform.
Subscription access is intended for the primary subscribing agent's own real estate business and may not be shared, resold, pooled, or used as a substitute for separate accounts by other agents, teams, brokerages, or offices. Visiting Agent profiles are limited to two (2) saved profiles per primary agent and are intended only for temporary open house or showing coverage. Visiting agents do not receive platform ownership, admin access, or independent subscription rights.
MicroManaged LLC may limit, suspend, or require a different plan for usage that appears excessive, abusive, shared across multiple unrelated agents, or inconsistent with the intended single-agent use of the platform.
Enterprise, brokerage, and team plans ("Team Plans") allow a designated team administrator ("Team Admin") to create a shared team account that other agents and members may join using a team join code. Team Plans may be operated in a centralized model (the Team Admin creates and assigns listings) or a decentralized model (members create their own listings into a shared library), and may include optional sub-teams and sub-team leaders.
Team Plan pricing, billing models, included usage, and fees are established between MicroManaged LLC and the Team Admin and may be quoted, adjusted, or discontinued as described in the "Changes to Terms & Pricing" section. Team Plan access, join codes, and member seats may not be sold, sublicensed, or shared with persons or organizations outside the team. MicroManaged LLC may suspend or terminate a team account, individual member access, or specific features for non-payment, abusive or excessive usage, circumvention of usage limits, or violation of these Terms.
To the maximum extent permitted by applicable law, MicroManaged LLC and its officers, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Enhaus platform, including but not limited to: reliance on AI-generated content, inaccurate property data, failed transactions, data loss, or unauthorized access to your information.
The total liability of MicroManaged LLC for any claim arising out of these terms shall not exceed the amount you paid to MicroManaged LLC in the twelve (12) months preceding the claim.
The Enhaus platform is provided "as is" and "as available" without warranties of any kind, express or implied. MicroManaged LLC does not warrant that the platform will be uninterrupted, error-free, or free of viruses or other harmful components.
All content, design, code, trademarks, and branding associated with Enhaus are the exclusive property of MicroManaged LLC. Unauthorized reproduction, distribution, or use is strictly prohibited.
These Terms of Service shall be governed by and construed in accordance with the laws of the State of Tennessee, United States, without regard to its conflict of law provisions. Any disputes arising under these terms shall be resolved exclusively in the courts located in Tennessee.
MicroManaged LLC reserves the right to update these Terms of Service at any time. Continued use of the platform after changes are posted constitutes acceptance of the revised terms.
Enhaus pricing, subscription fees, usage-based charges, included features, promotional offers, and plan availability may be changed, increased, reduced, discontinued, or modified at any time. Any pricing changes may apply to new purchases, renewals, future billing periods, or continued use of paid services as permitted by applicable law.
Listing fees, subscription fees, and usage-based charges are generally non-refundable once a listing has been activated or a billing period has begun. That said, we want you to be taken care of: if you believe a charge was made in error, was duplicated, or you are otherwise unhappy with a purchase, contact us and we will review and support your request.
To request a refund, text 615-864-0318 or email hello@enhaus.app with the charge date, amount, and the listing or account it relates to. Refund decisions are made at the discretion of MicroManaged LLC and, when approved, are issued to the original payment method.
